November 2026 Newsletter ๐Ÿ‚

Dear Shareholders,

November is here, the clocks have changed, and while everyone else is putting away their Halloween costumes, we've been busy giving the inside of our building a little makeover of its own. ๐Ÿ‚

With Thanksgiving just around the corner, we've also got a few things to be thankful for โ€” including some building projects we can finally move from the "working on it" column to the "done" column.

For those who prefer the full menu rather than just the highlights, the latest Board minutes are served below:

And now, for a few bite-sized updates on what's been cooking around 10104 this month! ๐Ÿฝ๏ธ

๐Ÿก A Little More Character in the Mailroom

Our common-area refresh has also wrapped up with a little history, a little greenery, and a lot of TLC. With the finishing touches on the trim work complete, some new plants, and framed historic photographs celebrating our neighborhood's past, we've given one of the building's most frequently visited spaces a little more character. The bills and junk mail may still be waiting for us, but at least the scenery has improved! ๐Ÿ˜‰

And the sprucing up didn't stop at the front door. Our porter, Ellis, installed new permeable ground covering around several of the street trees, matching the other tree beds along 101st Street for a cleaner, more consistent look.

๐Ÿงฑ A Little TLC for the Outside, Too!

While we've been busy giving the inside of our building some attention, it looks like the outside has a few things on its to-do list as well! During a recent property inspection, our mortgage partner, National Cooperative Bank (NCB), identified peeling paint and areas of potentially deteriorating masonry along the south-facing wall that need further attention.

NCB report of south facing wall

The Board has already responded with an action plan, which NCB has accepted for this initial stage. We're now working with Klondike to determine whether any brick or mortar repairs are needed before giving the wall a fresh coat of paint.

We'll share more once that evaluation is complete and there is something concrete to report.

๐Ÿ“Š Audit & Financial Reporting

Behind the scenes, the Board has also been busy getting our financial house in order.

Our independent 2025 financial audit is now underway, with supporting records submitted and additional documentation being coordinated with management.

We're also reviewing our building insurance renewals and taking a closer look at past expenses, projected operating costs, and upcoming maintenance needs as we begin preparing our 2027 budget.

The goal is to make thoughtful financial decisions that keep our cooperative on solid footing, while ensuring we're prepared for the repairs and responsibilities that come with maintaining an older building.

For now, we'll spare everyone the spreadsheets. You're welcome. ๐Ÿ™‚
